Spalling Concrete
Spalling is when the top layer of the slab flakes or breaks off, usually from freeze-thaw, salt exposure, or previous coating failure. It has to be addressed before any new system goes down. Every slab is different, so recommendations depend on an on-site evaluation — we do not diagnose specific floors from photos alone.
